Devon seaside chalet with two beds and balcony might be yours… however you may want £295,000

  • Holiday home is on Branscombe’s east beach, part of the Jurassic Coast

A rare opportunity to snap up a two-bedroom holiday chalet on a beach in Devon has cropped up.

The chalet, called Gannet, is up for grabs with a guide price of £295,000 via Humberts estate agency.

It is just one of five located on Branscombe’s east beach, which itself is nestled in the Jurassic Coast, a Unesco World Heritage Site.

The detached cedarwood holiday chalet has been well-maintained by its current owner, has a pine interior and would make an ideal coastal retreat or investment opportunity.

At around 384 square feet the chalet is compact, but warm and welcoming inside and benefits from coastal views from the main rooms. The vaulted living room has bi-fold doors opening onto a balcony.

In the main bedroom, there is a king-size bed with views out to the sea. There is also a separate bathroom and kitchen.

Alex Coates, an estate agent at Humberts, said: ‘This beach chalet is a gem on one of the most beautiful stretches of the Devon coastline.

‘Its idyllic setting, surrounded by unspoiled natural beauty, offers a once-in-a-lifetime chance to embrace seaside living in a location that’s steeped in history and charm.

‘Branscombe is an exceptionally picturesque village with many beautiful, thatched cottages and plenty of roses around the doors.

‘It sits amongst some of the county’s most attractive countryside on the World Heritage Jurassic Coast and stunning pebble beach is dominated by the magnificent chalk cliffs to the east and the red sandstone cliffs to the west.’

He added: ‘The opportunity to purchase any property right on the beach along this stretch of coastline is exceedingly rare and this superb chalet is one of only five located on Branscombe’s East Beach.

‘It is the perfect spot for a barbecue and to listen to the waves lap the shore. Interest has already been strong, and we anticipate it will capture the hearts of those looking for a unique retreat or holiday home.’

The chalet is currently used as a bolt hole for the owners and as a holiday let.

It is being sold leasehold on a 100-year lease which started in 2003 and can be used all year round.

There is an annual service charge of around £1,530 for the property. This covers the ground rent and a parking permit for two vehicles at the nearby Sea Shanty car park.

Although you cannot drive directly to the property, it is about a five minute walk away from the car park either along the beach or up the field to the rear.

Barnscombe village boasts two highly-rated pubs, a tennis court, playing fields, a parish church and a primary school.

How to find a new mortgage

Borrowers who need a mortgage because their current fixed rate deal is ending, or they are buying a home, should explore their options as soon as possible.

What if I need to remortgage?

Borrowers should compare rates, speak to a mortgage broker and be prepared to act.

Homeowners can lock in to a new deal six to nine months in advance, often with no obligation to take it.

Most mortgage deals allow fees to be added to the loan and only be charged when it is taken out. This means borrowers can secure a rate without paying expensive arrangement fees.

Keep in mind that by doing this and not clearing the fee on completion, interest will be paid on the fee amount over the entire term of the loan, so this may not be the best option for everyone.

What if I am buying a home?

Those with home purchases agreed should also aim to secure rates as soon as possible, so they know exactly what their monthly payments will be.

Buyers should avoid overstretching and be aware that house prices may fall, as higher mortgage rates limit people’s borrowing ability and buying power.
