One easy trick that might enhance the worth of your private home by £7,000

New research suggests that one choice around your home could actually add an average of £7,000 to its value as almost half of potential buyers would be willing to increase their offer

It’s the simple trick that could add thousands to the value of your home. New research suggests that the right artwork on your wall can significantly lift your asking price.

According to a survey by Samsung, well-chosen art can add an average of £7,000 to houses valued at £450,000 or more.

The poll also found that potential buyers make up their minds fast – often within just three minutes – with 43% saying attractive artwork would make them more likely to increase their offer.

And though many of us lack the space or funds to turn our front room into a mini-gallery, homeowners have a new trick – using their TV to display their favourite art.

Property expert Jonathan Rolande, who examined the difference the presence of art had on the perceived value of homes currently on the market, said: “I’ve witnessed first-hand how a buyer’s reaction and decision is often made within the first 90 seconds of walking through the front door.

“It’s an emotional reflex. When a TV seamlessly blends into the space as curated artwork, it elevates that all-important first impression and helps sellers’ effectively bridge the emotional gap between a house and a home.

“The tangible price uplift moves it from being a simple design choice to a savvy financial move. In a competitive market, you must sell lifestyle, not just the bricks and mortar of a property.”

Samsung is offering to loan anyone who has property on sale a The Frame TV, which doubles as a picture frame that can display up to 4,000+ different artworks when it’s not in use or on standby.

The scheme, which launches today, is open to anyone who currently has a property on the market with televisions offered on a first come, first served basis.

If you’re struggling for ideas about what to display, colour and design psychologist Karen Haller recommends art with softened, low intensity colours and pictures of nature, like landscapes and foliage. Simple artwork with clear structure also works well.

Her top picks to help potential buyers feel at home included the muted colours of Abrielle by Petros Koublis and forest scenes such as Aya Okawa’s Ancient.

Zeena Hill, marketing director for home entertainment and appliances at Samsung UK, said: “When people walk into a home, they’re not just assessing square footage, they’re envisioning a lifestyle.

“With The Frame, sellers get flexibility as they can swap artworks to suit season, style, or their target buyer.

“You can have an ever-changing gallery of art that you can pick and choose to set your mood, with rich and authentic Pantone-validated colour and a Matte finish. TV when it’s on, art when it’s off.”
