A private vendor has penned a very honest property description in his efforts to sell a block of land he’s owned for more than two decades.
The 770sqm quaint block in the seaside town of Rye on Victoria’s Mornington Peninsula has been listed online since July 2019.
The land currently has a listed price guide of $660,000, more than half a million above what current owner Bastiaan Verway forked out back in 2000.
There’s no doubting his creativity with words, going by his colourful property description for 13 Tarawill Street, which he’s listed himself without the help of a real estate agent.
But any hope of enticing potential buyers is dashed by the single photo on the ad, an unappealing photo of a Google street view of the land shown on a computer screen.

Beach views are ‘achievable with the right building aspect’ despite being 2.3km from the nearest beach, Mr Verway says.
‘It is located on a very pretty and hilly part of the Rye front-Beach,’ his property description states.
‘It is non-densely treed with tea-tree and some other tree types. It is surrounded with multi-storey modern buildings at the side and the back.
The street is modern narrow, and windy and comes to a rapid dead-end. From the sky, it looks impressive and centrally located.
‘It is a quiet area to live in with very few active neighbours.’
Mr Verway appears very keen to sell the block.
‘We will accept the best and closest offer now – HURRY! Please,’ the ad ends.

The block is located close to schools, shops, public transport and parkland, while council rates currently cost $1,600 a year.
According to Domain, the block first entered the market priced at $705,000 and later peaked at $765,000 before dropping as low as $615,000.
He’s optimistic he will finally sell the land and insist the lucky owner will get a glimpse of ocean views if they build a property of three storeys or more.
‘As long as the building is high and at the rear, they will get some views,’ he told news.com.au this week.
He added he has been meaning to change the photo on the ad for a while while a trip to the block inspired his property description.
Mr Verway stands by the current ‘reasonable’ price guide and claimed he had been advised the property was worth $615,000.
Located 100km from Melbourne, the median house price for Rye is $1.2 million based on 326 sales in the past 12 months.
