Island as soon as owned by the Royal Family goes on sale for £350,000 with its personal home – however there is not any electrical energy and nobody is aware of if the water pipe works

A private island off the coast of north Wales which was once owned by the Royal Family has hit the market for £350,000. 

Ynys Gifftan, the tidal island near Portmeirion, has garnered a considerable amount of interest from locals and those living further after being described as a ‘quirky’ opportunity.

Queen Anne owned the land in the 1700s before gifting it to Lord Harlech’s ancestors, according to the Royal Geographical Society’s Discovering Britain guide, with its name translating in English to Anne’s Gift Island. 

Sitting within the famous Snowdonia National Park, visitors are advised to check the tide times, as it is only available on foot for up to three hours either side of low tide.

On the island’s eastern shore there sits a stone-built former farmhouse – included in the asking price – in need of renovation having been abandoned for more than 200 years. 

Nearby there is another building with conversion potential, while the village of Harlech across the water boasts St David’s Golf Club. The venue once ranked second in a list of the best 50 courses in Britain. 

But for all of the island’s potential, it has no source of electricity and, at the moment, it remains unclear whether its main water pipe is still active.  

Hugh O’Donnell, the estate agent from Carter Jonas handling the sale, said: ‘A lot of people have been in contact with us and are interested in what it is and seeing if it suits them.

The £350,000 asking price is just above the average price of a house in the United Kingdom, which sits at £300,000.

The island boasts some 17.74 acres of space, though potential buyers have been warned to ‘take care and caution throughout inspections’ and to ‘remain vigilant at all times for their own personal safety’.

The Rightmove listing says it is set in an ‘expansive and unspoiled landscape with uninterrupted panoramic views’ of the idyllic Welsh coastline. 

It adds: ‘The land has become overgrown in places and would benefit from grazing and general land management to restore it to its full potential and productivity.’  

Ynys Gifftan lies close to the nearby village of Talsarnau, around 11 miles from Portmeirion.
