Is this Britain’s poshest studio? Flat the identical dimension as a caravan goes available on the market for almost £300k

A flat the same size as a caravan has just gone on the market for almost £300,000.

The tiny property, tucked away in the heart of Pimlico, London, is being billed as a ‘one-of-a-kind’ investment despite offering just 130 square feet of living space.

The micro-home underwent what its designer describes as a level of structural and aesthetic work in 2020 that is ‘almost unheard of in London for a studio of this size’.

The flat offers luxury living in a box, with its total floorspace comparable to that of a ‘small to medium’ caravan but its asking price is £294,900 – which could buy a four-bedroom semi-detached house in Rochdale.

Designed and built by Alexandre Pilette, the concept dates back more than a decade and was inspired by his childhood experiences with his father, former Formula One driver Teddy Pilette.

He said: ‘It all started as a custom-built 4×4 camper designed and fitted in Italy in 1978 for my father, who was a former F1 driver in search of adventures.

‘My focus for this property was not only design and space optimisation, but also technical performance and long-term durability.

‘In particular, a floating concrete slab was introduced, providing excellent acoustic insulation, fire resistance and full waterproofing.

‘One practical consequence is that water remains fully contained within the unit – a rare feature in many London buildings – rather than transferring to neighbouring flats below.

‘It also creates an entirely square and perfectly levelled space, quite unique for the area.’

The flat is tucked away at the mezzanine level at the rear of a terraced house and forms part of a well-managed residential conversion of just five units. It also comes with an impressive 980-year lease.

A floating concrete sub-floor provides ‘exceptional stability, insulation (thermal, moisture and sound), and perfectly level walls throughout’.

The property also benefits from underfloor heating, insulated layered walls and a reinforced, sound-proof entrance door.

Inside, the interior has been crafted with ‘meticulous attention to detail’, featuring bespoke carpentry by an English cabinet-maker designed to maximise every centimetre of space.

The main room includes extensive built-in storage (wardrobe, drawers, multiple cupboards), a fold-out dining table, integrated reading lights, USB and EU sockets, and a CLEI Italian wall-bed with a premium 160 cm memory-foam mattress (European king size).

The shower room is finished to a high standard with a stone marble floor

Despite its size, the kitchen is fully equipped with a fridge and icebox, a four-zone induction hob, an extractor fan, microwave oven, black granite worktop and backsplash, double pull-out bin and a washer-dryer.

The shower room is finished to a high standard with a stone marble floor, and the flat also features a discreet built-in washbasin with mirrored cabinet, power socket and extra storage.

A second compact shower also can accommodate an additional guest if needed, and the property has a double-glazed tilt-and-turn window.

The property has an EPC rating of C and boasts no neighbours on either side and a terrace above.
